SOUTH STREET TOWER

LOBBIES IN THE SKY // Our concept for the design for this tower located on an extremely small site in the South Seaport Area of Manhattan, started with a rethinking of the role of the skyscraper in the city. It seemed that this tower, which combines commercial with residential space, is the perfect candidate to combine public with private space, and hence to introduce ‘lobbies’ at regular intervals over the length of the tower. This will function to compartmentalize the tower system-wise [mechanical and infra-structural] and give greater transparency at these levels, hence breaking up the large monolithic shape into a beautifully fragmented volume. The sky lobbies provide functions such as restaurant & park [public space], gym and pool, screening room and meeting rooms, wine cellars and tasting lounges.

ECOLOGY // The aim was to make this a ‘green’ tower. The optimization of the skin and the segmentation of the tower were both used to accomplish this. By dividing the tower in segments the mechanical installation costs and use can be drastically reduced. These shorter segments can now optimize the input of natural system such as cooling through river water and input of fresh air, to create a healthier environment.
